Resident said: backyard air conditioner is leaking
Additional Details: This is not a new issue. Since we moved it it's been like this. We thought it was normal. However it's a lot worse than before. The gutter inspector who came in today to solve the leaking problem said their is an issue with the AC that needs to be fixed. He also said the ac should not have water dumping into the gutter
Probable Diagnosis: AC clogged drain line
Troubleshooting Steps:
- Water pooling or leaking but not from ceiling or vents
- Resident turned off air conditioner
Permission to Enter: No
Entry Notes: Please let the vendor who gets the repair claim knock on the main door. The backdoor to the yard is locked and no one should have the expectation to just walk in

1. We replaced a section of the drain line and installed a JB valve for future flushing if clogs occur.
2. The drain pan is fine, but the coil corners are rusted and leaking water onto the pan.
3. We recommend letting the new drain line fix operate first. If that doesn’t solve future issues, the permanent solution is replacing the coil.
4. We flushed the main drain line to ensure proper flow from the primary drain
