Resident said: tub/shower is leaking
Additional Details: Walk in, tile shower leaks through shared bedroom wall. Goes under flooring in bedroom as well as under my dresser. Looks to be caused by cracks in the tiles and/or old grout that may not be sealing the shower floor/wall properly.
Previous repair of caulking did not fix the issue.

When I arrived tenant said that every time that they would take a shower and the water began to rise or would splash against the bench and the far wall water would leak onto the side of the bedroom wall and would pool up in from of the bathroom door. I began troubleshooting by running water just into the shower drain for about 15-20 mins and monitored the wall that is shared with bedroom and bathroom no water was seen. I then began to stay water with wand onto the side walls and half way up the shower floor continued to monitor wall to bedroom and no water was noticed. I then began to spray water onto just bench and still no water was notice. When I began to spray water to far wall and to shower door(shut position) and then went to monitor wall i coukd see that there was water pooling underneath the wall and under the vynil flooring. Previous tech had caulking added to a couple of places on inside if shower along far wall and partial floor. I then noticed that there was water seeping underneath the shower door running to the outside corner of shower pan where there was also a gap between pan and tile. This was what I believe was causing the water to seep thru to the bedroom wall. I removed a partial part of the quarter round from. The bedroom side of wall and baseboard and vaccumed up the water until I dod not see any water. I treated the wall, baseboard, and the quarter round with the mold killer so it would have a chance to begin to work while I repaired the grout on the outside and inside of the shower.
