n we arrived and began to troubleshoot where leak was coming from we began to run water in the shower, and could geredrops of water in ceiling from livingroom area. We removed a 2'x3' foot section of sheetrock from the closet directly behind the bathroom. We found that when water would hit the overflow it would leak. We tighten up the nut and tightened the screws. We then ran water in bathroom sink and nothing was seen or heard. We then flushed toilet and we could here a gushing of water fall onto the ceiling after second flush small stream of water began to leak from the ceiling. We found that the toiket was only be held by one bolt and toiket would rock side ways. We removed the toiket and found that the flange was broken on one side and was not secured to the plywood. We removed flange and wax ring and replaced with metal flange ring and a rubber seal instead of wax one. We flushed several times and did not see any more leak downstairs. We made a small opening to the ceiling so the water would flush out. We advised tenant that we would have to let ceiling dry for a few days before it could be repaired. A repair ticket for rhe ceiling will have to be opened for ceiling repair and wall in upstairs cliset will have to be painted.
